Paid for Your Site Years Ago?
Let the Documents Speak.
We help House Building Co-operative Society members, core teams and managements turn scattered receipts and unanswered questions into reconciled, regulator-ready evidence, and take it to the right authority.
When a Housing Society Stops Delivering
Most members are salaried families who paid in instalments for a site they trusted the society to deliver. When things go wrong, members hold fragments of the story, and the society holds the rest.
Paid in Full, Still Waiting
Members who cleared every demand years ago still have no sale deed, no possession and no written reason why.
Sites the Sanction Doesn’t Cover
Site cards show survey numbers that the sanctioned layout excludes, or records as not available.
New Demands on Old Allotments
“Premiums” or corner-site charges on allotted sites, backed by threats of retroactive penal interest.
Does Any of This Sound Familiar?
Tick what applies to your society. If two or more apply, an independent document review is worth your time. The first conversation is free.

Four Steps From Suspicion to Evidence
Every case follows the same discipline, so every conclusion can be traced to a page in a record.
Document collection
We index everything members hold, and list what the society and authorities must still produce.
Receipts, site cards, allotment letters, notices, AGM booklets
A page-numbered index and a list of gaps
Cross-referencing
Each position is tested against the sanction, revenue records and the society’s own figures.
Answers to our questions; other members’ papers with consent
A one-page analysis in plain language
Exhibit files
Individually reconciled evidence files, plus a combined view for the group.

Formal escalation

A filed petition, action plan and follow-up tracking
The Right Authority for the Right Problem
Choosing the correct forum saves months.
| Authority | When it fits |
|---|---|
| Registrar of Co-operative Societies | Statutory inquiry, inspection and audit of the society under the Karnataka Co-operative Societies Act, 1959. |
| K-RERA | Delays, disclosures and registration for layouts registered with the regulator. |
| Consumer Commission | Deficiency in service and refund claims, where members qualify as consumers. |
| Planning authority (e.g. MUDA) | Certified copies of sanctions and resolutions, often the strongest single document. |
| Revenue records | RTC, mutation and survey records for each survey number. |
| Civil courts | Title, specific performance and recovery suits, through advocates you appoint. |

- We publish case studies only with consent
Before You Reach Out
Is my information kept confidential?
Yes. Intake conversations and case files are confidential. Case studies are published only in anonymised form, with consent.
Are you lawyers?
No. ProRealty is an advisory and documentation service. Where legal representation is needed, you engage an independent advocate directly.
Can one member start, or do we need a group?
One member can start. Group engagements cost less per member and usually carry more weight with authorities.
What if I have lost some receipts?
Start with what you have. Society ledgers, bank statements and other members’ papers often fill the gaps.
Where do you work?
On the ground in Mysuru, Bengaluru, Mandya, Ramanagara and Hassan. Document-led cases elsewhere in Karnataka are handled online.
